A visual inspection is someone looking at the ground, running water, and checking for surfacing effluent or backups. It is quick, it is cheap, and it will pass a system that is weeks from failing. A full inspection opens the tank, measures the sludge and scum layers, checks the inlet and outlet baffles, opens the distribution box, probes the dispersal field, and loads the system with water to see whether it accepts the flow. Only the second one tells you anything about capacity. When an inspection is being done because money is changing hands, it is worth confirming in writing which of the two you are buying.
We have not yet collected septic documents from Miami-Dade County, Florida, so for a Miami property the county's own file is currently the only route. An inspector holding the as-built knows where to dig and what the tank should be. Without it, the inspection covers whatever could be found.

A cracked lid, a missing baffle or a tilted distribution box are components, and replacing them is a normal repair. A field that will not accept a hydraulic load can mean a replacement field, a new soil evaluation and a fresh permit. Insist the report distinguishes the two: that gap is the entire negotiation on a sale.
