Slow drains everywhere in the house at once rather than at one fixture. Gurgling. Sewage odour outdoors, particularly in warm still weather. Soft or wet ground over the field when it has not rained. A stripe of grass noticeably greener and taller than the rest of the lawn, following a trench line. Backups that clear after a pump-out and return within weeks, which is the signature of a field problem rather than a tank problem.
Keep vehicles, stock, structures and trees off it, route roof and surface drainage elsewhere, and keep the tank pumped. Find out where the reserve area is before placing anything permanent on the lot.
A replacement is permitted work: a new soil evaluation, a design against current code, and a county permit. That is why replacement estimates vary so widely. Anyone quoting a firm figure before seeing the soil is guessing.
