How Commercial Septic Design Flow Is Calculated

Commercial septic design flow is not based on bedroom count the way a house's is; it is derived either from plumbing fixture units under the plumbing code, or from a per-use-type table in your state's onsite wastewater rules that assigns a design figure by the kind of use, restaurant seats, students, employees, hookups, and your state's table is the one that actually governs.

Two related but different methods

The fixture-unit method comes from the plumbing code, the Uniform Plumbing Code (UPC) or International Plumbing Code (IPC) depending on what your state has adopted, which assigns a load value to each fixture (a toilet, a sink, a floor drain) and sums them for a building. Many states also publish a separate, use-type based table specifically for onsite wastewater design, assigning a design figure by category, restaurant per seat, school per student, office per employee, motel per room, rather than by counting fixtures directly. Which method, or combination, applies is set by your state's onsite wastewater code, not by us.

Both methods exist because a fixture count alone does not capture how a space is actually used: two buildings with identical restroom fixtures can have very different real-world flow if one seats 200 diners a night and the other is a mostly-empty storage annex. The use-type table is generally considered the better predictor for a facility whose main flow driver is not restroom fixtures but occupancy or throughput.

Why we do not publish the numbers here

The actual gpd-per-seat, gpd-per-student or gpd-per-employee figures, and the specific fixture-unit values, are set state by state and sometimes amended, so a number printed on a national page would be wrong in most of the places that read it. Your state's onsite wastewater program publishes its current table; that is the number to design from, not a generic figure repeated across states.

Who actually designs and permits this

Commercial and other non-residential onsite systems normally require a licensed septic or wastewater designer, and often a professional engineer, and are permitted by the county or state agency that regulates onsite wastewater where the property sits. We are not engineers, we are not a permitting authority, and nothing on this page is a design, an approval, or a substitute for that agency's review. The specific design-flow figures, tank-size minimums, grease-interceptor sizing rule and setback distances that actually apply are set by your state's code.

Start from the recorded system, not a guess

A new use, an addition, a remodel, a change of tenant, gets compared against what a commercial property is already permitted for. Where a recorded septic file exists for the property, it typically shows the tank size, the treatment components, the drainfield or dispersal area, and the design flow the system was approved for, which is the starting point for figuring out whether a change fits inside the existing approval or needs an upgrade.
